Capital construction

The definition of capital construction includes the erection of buildings and structures, which begins with the implementation of engineering and geological surveys, the implementation of project documentation and the excavation and installation work on the foundation, the erection of the supporting structures of the building and the fence, as well as the supply of engineering communications and finishing work.

In other words, capital construction is a set of various works carried out during the construction of an object from scratch and aimed at ensuring its normal operation.

Capital construction is one of the most attractive areas for investors. At the same time, investing in capital construction projects has certain risks for the investor. In order to avoid risks and problems that may arise during the construction process, or minimize them, it is necessary to contact qualified legal advisers who will provide legal assistance regarding the comprehensive legal support of the construction process.

Starting from the search for an appropriate land plot and ending with the commissioning of a completed construction facility, the process of creating capital construction facilities requires the resolution of a number of legal issues.

The consequences of inactivity or neglect of legal assistance may be a stoppage of construction, complications in the completion of the construction of the facility, problems with the acceptance of the facility for operation, and the loss of invested funds.

In addition, the creation of a capital construction object is a complex process that involves the implementation of a set of works by the construction customer, designers, construction organizations and suppliers.

Capital construction has several types

1. New construction. This is the erection of absolutely new buildings, structures, industrial enterprises on a new construction site, which, after commissioning, will become an independent balance sheet.

2. Expansion of the current facility. This is the construction of a new building on the territory adjacent to the object, or the expansion of an existing building. This type of capital construction includes the expansion of production by creating a branch, since the construction object after commissioning is not on its own balance sheet.

3. Reconstruction of existing facilities. These are works that are carried out to improve an existing facility. This type of capital construction provides for a complete reorganization and an increase in the technical level of an existing building.

4. Technical re-equipment. It provides for a set of measures to improve and improve individual sections and construction sites.

Advantages of capital construction

Capital construction is a complex of construction works, depending on the features of the facility being built. Cottage, industrial building, LCD in the hands of a professional with an integrated approach serve their intended purpose for decades. However, unfortunately, not everyone understands why it is worth working with only one contractor and doing everything at once.

There are two ways to build a building. The first one consists in the mentioned capital construction, which is carried out in several stages by one team of craftsmen.

The second is to do part of it yourself or with the help of friends, and leave the other part to the experts. The latter method is used more often than you might think. The reason for this is a banal desire to save money. Nevertheless, during commissioning, such “savings” can turn sideways.

During capital construction, both construction and installation work and preparation for them are carried out. The deepening of the foundation, engineering communications, the installation of fences and structures of a bearing nature require special qualifications and strict adherence to technology, since the reliability of the future property depends on them.

The only buildings that are not affected by this are temporary spaces such as warehouses and sheds. You can build them yourself, entrust everything else to qualified specialists.

Another mistake made, caused by the desire to spend as little money as possible, is not to contact a construction company, but to several private multidisciplinary or highly specialized craftsmen at once.

Not knowing exactly how the implementation of the previous stage took place, the next builder may make a mistake. The same thing happens when the process stretches not even for a year, but for several years, constantly interrupted. With capital construction by one team, this does not happen, and therefore the durability of the results is guaranteed.
